The main task of the feasibility study was to promote Ullevaal Stadion as an attractive and high-profile area for the local community. Through this, the need for a new and improved retail pattern, improved space layout and outdoor environment with environmental measures and seating areas, parking, access road, clarification of the main entrance, etc. was determined.
The sub-task consisted of clarifying the interaction between trade and development of, for example, hotels, conference centers, offices and sports.
Other tasks included assessing the possibility of housing, as well as cultural activities in the shopping street, as well as connecting both sides of Ring 3.
The conclusion was step-by-step development:
Step 1: Existing outdoor facilities are rehabilitated with expanded green space, with more focus on cyclists and pedestrians. Handelsgaten is rehabilitated with new facades, floors and advertising system.
Step 2: Rehabilitation of existing buildings, new glass roof over the shopping street, expansion of existing areas on the 2nd floor, food court in the atrium.
Step 3: Major rehabilitation to the east of the site, with a focus on sports areas, as well as newly established buildings associated with the hotel with 74 new homes and an expansion of the hotel with around 100 rooms.
